2024-26
A large, mid terraced house in Vuaxhall has been extensively refurbished.
As the house was built over a shallow underground tunnel it was necessary to minimise the noise of trains travelling below; this was achieved by installing a bespoke suspended concrete slab to create mass, acting as a barrier to any ground borne sound.
An existing rear facing garden room which was both dilapidated and thermally inefficient was carefully taken down and a new room was erected within the same volume, avoiding the need to seek planning approval as the new work matches the existing in scale though with enhanced insulation and glazing; a deliberate decision was the reuse of retained structural elements including steel posts and roof joists which form the new room.
The garden room was originally clad in painted horizontal boarding which being dilapidated were replaced with heat treated softwood vertical tongue and groove boards painted to match the windows and sliding doors fabricated in laminated hardwood and fitted with acoustic double glazing by a locally based joinery workshop.
During the work extensive water damage was identified internally, resulting in new structural floor to the rear of the property.
Dated and poorly arranged joinery items were removed and replaced with bespoke Austrian Oak plywood built in furniture
